Boynton Beach recently received national recognition for its green building efforts, winning the title of “Multi-Family Project of the Year” for its Seabourn Cove apartment complex. The award, part of the National Association of Home Builders’ (NAHB) Green Awards, was presented in recognition of Seabourn Cove’s contribution to “Greening the American Dream”. The 23-acre Seabourn Cove complex, with 456 units, is the one of the largest multifamily projects to receive that title; it is also the first in the U.S. to achieve gold level in the Home Innovation NGBS Green Certification Program.
It is no accident that the award-winning project is located in Boynton Beach. The pursuit of sustainability has been a priority of the city since 2008, when city officials, citizens, and local businesses came together to create policies and programs to promote and reward green practices. The city established The Green Building Program to encourage the incorporation of green building practices into development projects, and in 2012 became one of the first municipalities in Florida to offer PACE (Property Assessed Clean Energy) financing for commercial properties through the Florida Green Energy Works Program. Through PACE, owners of eligible commercial property can finance energy efficiency, renewable energy and wind resistance improvements to their property with little or no upfront cost, repaying the financed amount over a term of up to 20 years as an addition to their tax bill.
Seabourn Cove’s developer, The Housing Group, set out to build a green development from the start, seeking to attract residents with reduced electric and water bills. More than a year before breaking ground, the developer brought in extra help to run energy models and research new building materials and/or combinations of energy materials. The team examined every decision, striving for the most energy efficient design possible, laboring over everything from window sizes and locations, to overhang size and exterior colors and types. Once the design decisions were settled, they tackled material selections in their search for sustainability.
The result is a model of sustainability, with both the buildings and Seabourn Cove community itself boasting many green features. Residents reap the benefits of the green project, reporting a 40% reduction in energy bills and 25% reduction of water bills, thanks to improvements such as green building materials, 16 SEER HVAC systems, and Energy Star appliances. The community’s innovative green features include:
